Sydney swingers club known for group sex parties up for sale

A swingers club premises that used to host group sex parties for profit before it closed down has come up for sale with a unique proposition for potential buyers.
The stripped out industrial site in South Granville is an approved swingers’ venue and is licensed to provide sexual services on site.
It has hit the market for sale with expectations of about $1.2 million, excluding GST, and CoreLogic property records reveal the potential annual rental income is about $44,000.
The property was the location of Raptures Swingers for close to 25 years before it shut its doors.
The club offered “house party-style” swingers’ nights for members, including a “gangbang” night on Wednesdays and Saturdays, according to industry directories.
It is understood the main clientele were couples but single men were allowed entry if they paid a higher fee.
The 400sqm building is currently vacant and comes with an additional 544sqm land component. The building includes a pool room and multiple parking bays.
It is listed for sale with Professionals-St Marys.
The property is described as a “somewhat unique offering” in the sales listing, which also invites prospective buyers to “expose yourself”.
Listing agent Terry Hansen told The Daily Telegraph most of the inquiries were from prospective buyers looking to repurpose the site, but there were occasional inquiries from brothel operators.
“It is getting a fair amount of inquiry … but not everyone wants to work in that industry,” he said, adding there was stronger interest in using the property as a warehouse or manufacturing outlet.
Were the site to be redeveloped it would join a recent spate of adult entertainment venues converted into other uses.
A brothel on Kellett St near Kings Cross’ once notorious ‘Golden Mile’ was recently converted into office space, while another brothel on the same street was turned into a boarding house.
On Darlinghurst Rd, the premises of the strip club Bada Bing remains up for sale after hitting the market earlier this year.
The strip club owners recently told media they would likely continue operating the club until the premises sold.
The sellers of Bada Bing may have been encouraged by the $6.15 million price achieved for the former Pink Pussy Cat strip club, also on Darlinghurst Rd.
It sold as a vacant possession with the potential to be used as a mixed development site.
Potts Point real estate veteran of 30 years and Laing and Simmons agent Nuri Shik said redevelopments in the area reflected a changing demographic.
“The strip clubs can’t survive,” Mr Shik said. “The area is a lot more up-market now. It’s becoming more like Paris, there are couples walking dogs everywhere and there is a big restaurant scene.”
