Could it be third time lucky for this piece of Paradise?

It first hit the market more than two years ago, but now one of Paradise’s most prominent landholdings could be days away from a sale.

New selling agent Greg Nicholls of LJ Hooker St Peters is advertising the 3780sqm site, which was the long-term home of a well known flower-growing family, through an expressions of interest campaign, with a closing date of Tuesday, September 11.

According to CoreLogic, LJ Hooker St Peters/Glynde/Adelaide City is the third company to attempt to sell the property, which sits on a main traffic thorofare at 61 Darley Rd in Adelaide’s northeast, close to the Paradise Obahn interchange.

CoreLogic shows it was originally listed with a price guide of $3.75 million in June 2016, but its current price is $1.95 million to $2.1 million.

The site has been up for sale twice previously.

Nicholls says the site is getting “good interest” from local and interstate developers and he is confident of securing a sale.

“We are marketing it to our existing database (of development buyers) — that’s our separation to other agents,” he says.

“We’ve had good interest but I can’t really say too much about the type of companies that has come from without compromising (the sale).”

Nicholls says the site would be suitable for a mixed-use development including apartments, retail and commercial building such as medical and childcare centres.

He declined to discuss the number or exact types of homes that could be built there, saying he has considered getting an architect to make up mock plans, but does not want to “pre-empt” the market.

The near-vacant site at 61 Darley Rd, Paradise, is on the market again.

Campbelltown Mayor Simon Brewer confirmed the area is zoned for “exactly that type of higher density development”, but declined to comment further on what he, or the council, would like to see done with the it.

Nicholls says some of the benefits of the site include its proximity to the Obahn busway, and Linear Park cycling trails, as well as its high exposure and proximity to schools, including Charles Campbell College.

It is also a short stroll from Campbelltown Council’s Memorial Oval Sporting Hub, which is currently being upgraded.

The Advertiser has previously reported the Darley Rd site was home to Paradise Florists and owned by a local flower-growing family since 1943.

As such, it dates back to a time when much of Newton and Paradise area was dedicated to market gardening.

The site still contains an original family home, but Mr Nicholls said it was highly unlikely to be used for flowers or farming again.
