A multimillion-dollar Cordina chook farm with five sheds and the capacity for up to 90,000 birds is on the market in Kulnura.

According to CoreLogic, the huge 8.5ha property at 540 George Downes Dr is currently owned Rosa and Santo D’Angelo, who have been working on the farm for many years. The sale is a combined business and property package, fully functioning with all necessary equipment for its successful running already in place.

“The owners are retiring, but there is an existing business contract in place for another two years,” selling agent Cameron Wilson from Wiseberry Kariong says.

“The way that it operates is that Cordina drops off the baby chickens, they are grown and fed in the sheds and then they’re taken off to the factory.”

The property includes five sheds, a house, citrus orchard and more land at the back.

As well as the working poultry farm, the property includes a four-bedroom house, granny flat or additional living quarters, multiple storage sheds, three bores, a citrus orchard in the front paddock and three water tanks totalling 100,000 litres.

There is also fertile land at the back that could be used for multiple purposes.

“Council are not allowing new sheds, but they are more likely to approve expansion on approved properties,” Wilson says.

Wilson says that he is unable to disclose a price guide on the property, but he did say that investors will be looking at about an 8-10% return in order for a sale to be viable.

The ad listing also states that the property has an “extremely positive gross income” and that the “potential for expansion makes this a solid investment to say the least and a once in a lifetime opportunity.”
