CBRE Agribusiness is delighted to have been appointed to present the three very large Australian properties owned by Packhorse Pastoral Company (the Portfolio) for sale, a highly productive mixed-use landholding opportunity located within Southern Queensland’s Maranoa and Western Downs regions and Northern NSW’s Inverell region.

The Maranoa, Western Downs and Inverell regions are collectively recognised as one of Australia’s premium livestock trading regions due to the area’s ability to feasibly draw cattle from established northern, western and southern cattle breeding regions, grow out those cattle on perennial and annual pastures and fodder crops grown on a range of productive soils supported by statistically proven reliable rainfall, and then deliver those cattle to a very wide range of both domestic and international markets accessed from this region. Rarely are portfolios of this calibre offered for sale within this iconic part of Australia. The Portfolio comprises approximately 26,944 hectares* (66,579 acres*) in three landholdings including “Stuart’s Creek” (8,344 hectares*) 45 kilometres* north-west of Roma in The Maranoa region of southern Queensland, “Moolan Downs” (10,029 hectares*) 200 kilometres* south-east of Roma in the Western Downs region of southern Queensland and “Ottley Station” (8,571 hectares*) 50 kilometres* west of Inverell in the Inverell LGA region in northern New South Wales.

A key feature is the broad range of land use and production opportunities the Portfolio can support, including annual row cropping of cotton, cereal grains, oil seeds and a wide variety of fodder crops, plus introduced perennial pastures for high performance and low risk cattle breeding and fattening as well as native grasslands managed carefully through rotational grazing strategies plus some areas that have been committed to nature conservation and natural revegetation. Currently, the Portfolio is sustainably carrying approximately 15,000 cattle, mostly weaners, equivalent to 13,600 AE’s.

Since its establishment and the subsequent acquisition of each of these properties, Packhorse Pastoral Company has been fully committed to optimising the use of carbon sequestration initiatives, particularly focusing on soil carbon management through the introduction of perennial grasses, legumes and rotational grazing strategies in the cleared and semi-cleared grazing areas. All existing mature native trees on the properties are protected. Each of the properties in the Portfolio has a current Carbon Base Line in place so that the benefits of effective management practices can be confidently measured. Carbon sequestration projects already registered with The clean energy regulator and are estimated to deliver approximately 35,000 ACCU’s per annum over the 25- year life span.
