‘Yalli’ was first settled in 1895 by the Webster family. The current owners are the Rollond family, who have pastoral interests in South Australia. The Rollond family have instructed Colliers International to sell ‘Yalli’, via Tender.
‘Yalli’ is located 50km west of Wyandra and 150km to Charleville. Brisbane to Charleville is 2hours by Qantas, with seven flights operating per week. Local landowners can travel on a subsidised resident fare of $170 one way, bookings can be made via the local travel agent, Western Travel, 074 654 260.
The flying Doctor is based in Charleville (07 4654 1233 – www.flyingdoctor.org.au ).There is an airstrip beside the main homestead suitable to land the Flying Doctor PC12 plane – if ever required. Living on ‘Yalli’ and having the flying doctor service contactable 24/7, could well be a faster medical service than it would be for someone with an emergency in the more populated centres of Australia.
‘Yalli’ was a Grazing Homestead Perpetual Lease, however it was converted to Freehold in 2013 at a cost of $29,613.38, see Appendix 1. ‘Yalli’ is now Freehold covering 35,477.93 hectares or 87,630.48 acres. The rates notice is attached.
‘Yalli’ has two houses. See Appendix 2 to view 15X8m floor plan of the new home, 5 stand shearing and steel cattle yards.
The property is located in an area that has an average annual rainfall of approx. 490mm or 19 inches of rain per annum. There are 13 stock dams located on the property.
The timber species on the property are Popular Box, Mulga and Gidgee. Appendix 3 includes the most recent Department of Natural Resources vegetation maps.
‘Yalli’ has areas of Mulga (Acacia aneura); this edible tree is a valuable fodder resource. This region can experience prolonged dry spells that require stock to be supplementally fed by Fodder harvesting the Mulga reserves.
‘Yalli’ may qualify as having available areas on the property for carbon credits. Prospective purchasers should contact the Clean Energy Regulator for additional information (www.cleanenergyregulator.gov.au).
All boundary and internal fencing is in good working order. The Eastern boundary shares a partly Government funded ‘Cluster Fence’ project.
