The site has excellent visibility to traffic from both east and west along the Busselton By-Pass and also along Strelly Street. The subject property is located on the northern side of the Busselton Bypass, the major arterial road that bypasses traffic from Busselton heading south from Perth to Augusta, Margaret River, Yallingup and Dunsborough areas. In addition, the site is linked directly to the existing residential development in the town of Busselton and opposite a large residential growth area.

The subject premise is located only metres from the intersection of Causeway Road and Busselton Bypass only kilometres from the Busselton CBD. The site currently has 6,000 cars per day and is expected to rise over the ensuing years to approximately 30,000 cars per day, at which point another already planned bypass road will be constructed. Therefore the bypass road the current development is proposed will become the central arterial thoroughfare between the existing Bussell Highway and the proposed new Bypass.
