PARADISE PALMS COUNTRY CLUB AND DEVELOPMENT LAND SUMMARY

The Country Club comprises expansive viewing balconies, administration and real estate offices, two function and conference rooms, a restaurant and bar, pro-shop, outdoor terrace areas, adventure playground, swimming pool and outdoor wedding arbour. There is an existing approval** to further develop the clubhouse precinct to include a lifestyle centre, gymnasium and convenience store.

A range of areas surround the golf course, hotel and clubhouse precinct, including undeveloped and developed freehold parcels of land, as well as strata-titled units (a number of which have been previously sold by the Vendor). A planned and approved** road network is intended to link all internal areas to the clubhouse precinct and to the adjoining Captain Cook Highway.

The existing “Tourist and Residential” zoning under Cairns Regional Council’s Planning Scheme allows for development densities of up to 400 persons per hectare (applicable for precinct areas 1, 2, and 3). This allows for a mix of future uses (subject to approval) including hotel, holiday and residential apartments as well as villas and residential homes, the majority of which feature frontages onto the golf course and/or coastal and ocean aspect from the elevated sections.

There are six planned and approved** development precincts within the Paradise Palms master plan. These include three on-course lots together providing for up to 1,400* residential and resort style accommodations and three adjacent development sites incorporating a 20 lot* residential subdivision, a 153 apartment* lake side accommodation site and a further section identified for a private acreage residential housing subdivision.

Redevelopment of the golf course has been proposed to allow golf course residential development to occur on land currently being used as a driving range and parts of the golf course. Graham Marsh Golf Design has provided a revised golf course layout plan, which has proposed increased fairway lengths, new holes and repositioned bunkers and hazards to upgrade the layout to a 21st century championship course (subject to necessary approvals).
