Hamlet Downs is located in the stunning Derwent Valley surrounded by Tasmanian Tourist destinations like Mount Field National Park (with Russell Falls and Lake Dobson), Lake Pedder, Junee Caves, Styx Valley of the Giants and much more with Hobart City is approx. an hours drive away.

All of the accommodation is within one building which comprises two self-catering units, a one bedroom suite and the owners’ private residence with all sectionsaccessible by private entrances.All of the rooms are beautifully appointed and each area is very private as they are separated by either a thick or double doors and can be configured to cater for families or groups.

The ‘Queen Suite’ has a double bedroom with en suite and a cosy sitting room. The ‘Hamlet Suite’ offers a double bedroom plus a twin-single bedroom, an open plan lounge - with wood fire - and dining room as well as a full kitchen. The ‘King Suite’ is another double bedroom with en suite but it also has a kitchenette and large sunroom with glorious views.

The owners’ private residence has two large bedrooms, a cosy lounge with wood heater, a big bathroom,and an office area below the kitchen/dining room making it a very comfortable retreat.The huge kitchen has a large gas stove; new dishwasher; a very large pantry and plenty of fridge and freezer space.The laundry is alongside the private residence and the property is on town water.

Below the beautiful gardens that surround the house are well-fenced paddocks of improved pasture – the original hop fields - with Fentonbury Creek running through. Alongside the creek are two of the original pickers’ huts; one used for storage and the other converted to a lovely picnic hut.The creek runs into a series of large dams and there is a water right to use 9000 Megalitres of water per annum; perfect for irrigation and for the gardens.

As well as beautiful trees and flower beds, the grounds boast two orchards of mixed fruits (one under netting); vegetable gardens; an edible native garden and mixed berry plantings.Everything needed to provide the guests (and yourself) with plenty of fresh produce.There is 3 phase power, several outbuildings including a machinery shed, a BBQ shelter and a great chook house with yard and even a few acres of native bush providing fire wood store.

Hamlet Downs currently offers Bed and Breakfast as well as Dinner, Bed and Breakfast packages and is the only accommodation in the area offering meals. The business is managed through several internet booking sites and there are often travellers exploring the area who drop in.
