There are no other pubs in the immediate area. The pub has great historic charm, including multiple open fire places & sandstone construction. There is plenty of off street parking. The pub is owner operated.
 
The bistro/restaurant is fully equipped, freshly renovated & ready to go as is. A new fit out is also an option which could include a drive though with only minor work required. There are multiple dining rooms & a beer garden/alfresco area which can easily seat over 100 people at a time. Patrons are always welcome to dine in the bar areas too. Large 'party/function' bookings are common. An espresso machine is currently in place & the new operator would have exclusive rights to serve coffees & other hot beverages.

A wide range of cuisines could be introduced & the tenant would have full discretion in this regard. The current menu, which has proven quite successful, is classic 'pub grub' including gourmet pizzas & burgers. We believe the introduction of kebabs, southern style chicken &/or BBQ ribs to be future possibilities.

The tenant would be required to open for lunch & dinner Wednesday to Saturday inclusive & Sunday for lunch as a minimum. The operator can open in addition to these core hours if desired.

All outgoings would be at the tenant's expense. The operator would be required to provide a fully refundable security deposit. There is NO RENT!

To be successful, the tenant needs to demonstrate a track record of previous success & must be hands on. This is an ideal opportunity for a committed individual/small team. Corporate/Franchise interest is also welcome. The successful operator will have the full support of the publican & his team.
