The office and warehouse unit will be constructed with concrete floors and footings, concrete tilt walls, with a steel frame and metal clad roof. The office area is situated to the front of the warehouse and fitted with commercial grade aluminium windows and entry.

Internally the office will be carpeted and have an area of 75 sqm. The internal walls will be painted concrete, with suspended ceiling allowing recessed fluorescent lighting. To the rear of the proposed office area will be an amenities area of 30 sqm which includes separate male and female toilets.

Above the Office will be a concrete mezzanine level of 100 sqm, accessed via stairs from the office, and a loading gate into the warehouse.

The warehouse accommodation will be clear span with a steel portal frame with a height of approximately 7.5 metres. The warehouse includes a roller door giving direct access into the warehouse. Roof will include translucent roof sheeting sections providing natural light. Facility for gantry crane.

Other improvements to the site include concrete parking with 14 car bays and hardstand. Reticulated landscaping to the front of the building and street front verges along Meares Way.
