A property opportunity of state significance to Victoria, and even of national significance.
The property, with an area of 254 hectares or 630 acres is bounded by two major roads, by the North East rail line which forms the full southern boundary and a fourth boundary is to an unmade road reserve. The holding is only two kilometres northwest of the principal Victorian north east regional centre of Benalla.

This site was rezoned some years ago to form the Benalla Industrial Precinct by an insightful local Shire Council as Industrial 1 or Industrial 2 land where these zonings permit an incredible range of heavy industrial or commercial uses. The property as it sits is in four titles and could be further subdivided and is ready to develop. Offers invited as a whole, or even as a staged joint venture development proposal with the participation of a major corporate or development group could be considered. Also, industrial companies needing an appropriately zoned new site to build or relocate an existing production plant or factory from the Melbourne metropolitan area, or even the Sydney metro area are also likely to be interested parties.

The property is also likely to attract investors or family trusts as a land banking opportunity as it will surely be developed in the future as the major and only remaining component of the Benalla and the north east of Victoria's major industrial precinct. Neighbours already include the manufacturing plant of Thales Australian Munitions factory and the D R Henderson particleboard plant that collectively employ some 600 people.
On its north eastern boundary sits the recently built LS Precast concrete casting plant.
The facility has also constructed a 700 metre long rail siding off the North East railway line on one of its boundaries. Another nearby land parcel has been purchased or is held under option for the site of the proposed Benalla Solar Farm development which is nearing a go-ahead decision.

Features include long road frontages of 845 metres to the Benalla - Yarrawonga Road, also known as the Benalla Link, with another double frontage to the bitumen Murray Road of 975 metres. The land form is level with some shade trees and there are no buildings or structures of commercial value on this holding.

Council when it rezoned this industrial precinct many years ago had the foresight to include a significant buffer zone around this holding to prevent any other development including rural living or as conflicting industrial development. This holding has exceptional main road access including to an existing interchange on the Hume Freeway only four kilometres to the north east. It also needs to be recognised that high value services are available along the double frontage to Murray Road, including high capacity electric power, high pressure natural gas and a major town water main.

While the vendor prefers to sell the holding as an englobo parcel, he may also entertain a staged purchase and development project if proposed by a suitably credentialed developer or corporate partner.

Benalla as a regional centre with an indicative population of 9,500 residents and being located 170 kms north east of Melbourne is a key regional city offering every conceivable residential and community interest and is the gateway centre to the whole of north east Victoria.
