CBRE Capital Markets team have been appointed to seek operator proposals for a long term lease of an exciting waterfront site on Mandurah’s Western Foreshore.

Long known as ‘King Carnival’, and adjacent to the Mandurah War Memorial, the City of Mandurah is offering a 21 year lease of their premium 6,000sqm* recreational site located on the Western Foreshore, which has recently seen substantial public upgrades to local amenity.

The offering on the Western Foreshore is now primed for substantial private investment, to further develop the City’s vision and to coincide with the exciting transformation of Mandurah’s waterways which is currently underway. Recent waterfront activity includes development of the eastern boardwalk, the opening of the Estuary Pool in late 2021 and the Mandurah Skate Park in December 2020.

The site subject to the EOI is located in the northern half of the Western Foreshore on the waterfront. The site is not fixed regarding its shape and size, however has been allocated based on access to the waterfront and location of the adjoining playground and carpark. A footprint of up to 6000 square metres is available, which may be configured as one lease, or be broken down into smaller sites, dependant on proposals received.

The site is designated as Regional Open Space, and as such proposals will need to be consistent with the recreation and cultural opportunities and provide for some level of public access to the site, as required by this purpose.

The site(s) are serviced with power, water and sewer, however any upgrade to the provision of these services will need to be met by the leaseholder.
