The land is identified for future residential subdivision, however development will not be proceeding in the short term. Therefore the landowner is open to discussing both short and long term ground lease propositions depending on the proposed use and location within the site.
Proposed uses would be subject to approval by the City of Rockingham, however initial discussions with the City indicate that uses compatible with rural and residential areas would be considered favorably (for example, recreational uses, livestock grazing, horse riding etc.). The City is unlikely to support the land being used as a temporary storage yard or transport depot.
Majority of the site is low-lying and subject to inundation during winter and spring, however 9.4ha has been filled with approx 1m of sand/limestone material as identified in the attached Aerial Photo.
The Dampier to Bunbury Natural Gas Pipeline traverses the site for approx 1km, as indicated in the attached Land Summary Plan, and is contained within a 30-50m wide easement. Any proposed use would be referred to the pipeline owner for consideration and a buffer may be imposed on certain uses, particularly those that propose any intensive gathering of people. Also, any use or development within the corridor itself will require the express approval from the Minister for Lands as per the Dampier to Bunbury Pipeline Act 1997.
Water and power services are available in Baldivis Rd and Zig Zag Rd, however the proposed use of the site would dictate whether there was sufficient capacity available. Sewer is available to the corner of Baldivis Rd and Zig Zag Rd therefore would need to be extended to the site if required.
