We are looking for like-minded Allied Health Professionals (eg. Dietitian, OT, Speech Pathologist, Naturopath, Osteopath, Chiropractor, Massage Therapist) to rent a shared consult room at our Brand New Allied Health Hub called Noosa Mind & Body (Located at Bushlands Convenience Centre - 5mins up the road from Noosa Civic). This room is currently rented by our Clinical Nutritionist 2 days per week.

Would suit a sole-trader / sole practitioner. Currently we have an Exercise Physiologist, Paediatric Physio, Clinical Nutritionist and a Psychologist in our clinic.

WE HAVE HAVE ONE CONSULT ROOM LEFT (Please note Consult Room 3 is now occupied)

** CONSULT ROOM 1 :
DAILY ROOM RENTAL $120 plus GST
- Approx. 15sqm (5m x 3m). With 3m high ceilings
- 3 days available for rent (room share arrangement with a clinical nutritionist)
- We currently have a clinical nutritionist renting the room 2 days a week
- Room has ability to install a sink if needed (as plumbing is located behind the wall)

COUNSELLING OFFICE ALSO AVAILABLE FOR ONE DAY ROOM RENTAL
- Two days room rental available between 20th Sept to 28th Jan 2022
- 28th Jan 2022 onwards (one day only available)

Lease INCLUDES:
• ALL out-goings (body corporate fees) & utilities (water & electricity)
• Use of common space (calming & welcoming waiting area, kitchenette with microwave, zip tap, fridge/freezer )
• Marketing of your business / services on the Noosa Mind & Body website , facebook page and any marketing material we produce to our networks / referral pathways (GP clinics etc).
• Use of the 'Receptionist' software on the Ipad that allows clients to check in on arrival (text is sent to the clinician)
• Air Conditioning (temperature control for each room) & dimmers for each room
• Internet / Wifi
• Lockable doors
• Security cameras in the reception
• Access to Tyro terminal that clinicians can use at reception for processing payments (however the fees associated with the use of Tyro are at the clinicians cost)
• Parking space on site (no allocated spot but plenty of spots available on site for 40 car spots; also off street parking that staff may need to use if the general parking area is full)
• All doors are 920mm wide - suitable for disabled access ; automatic shop front door / single level access
• Use of 'Bushlands Convenience Centre' toilets (general toilets and a disabled toilet)
• Cleaning of general / common use areas (kitchen, toilets, and waiting area). The cleaning of offices is the responsibility of the tenant
• Benefit of networking & cross-referrals within the clinic; collegial support; clinic directors will host social evenings for all tenants regularly throughout the year.
• Opportunity to rent the 100sqm gym / open space for group work / workshops if needed (eg pilates / yoga / group therapy classes)

Lease EXCLUSIONS are:
• Public Liability Insurance - tenants must show certificate of currency
• Contents insurance for any equipment in the Consult rooms
• This room is currently furnished for a nutritionist but can be changed to accomodate a room share arrangement
• Cleaning of consult room is tenants responsibility (common areas are the responsibility of the landlord)
• There is no phone number for Noosa Mind & Body - each clinician will be responsible for their own phone number (but this will be advertised on our website / facebook / shop front).
Clinician's contact details can be advertised / marketed on the shop front (glass doors x 2) at the lessee cost
