About John Gymellas

As director of commercial property at Raine & Horne in Sydney’s South East, John is synonymous for assisting clients sell or purchase property or blocks, suitable for residential or commercial development. His passion for new developments creates opportunity to play a part in the gentrification of the St George region.


John's passion with commercial and new home projects is to think unilaterally, to find viable solutions to a problem, or alternative concepts that will make best use of a site. John has spent more than a decade orchestrating deals, to expertly guiding his clients – both home sellers and property developers, to bring positive changes and add new homes to the community.


Keeping a keen eye out for blocks of land (often with existing homes) that can be amalgamated, it is typically John that recognises an opportunity for adjoining properties to sell, along with their neighbours, to a developer in the first place. It’s then a case of ascertaining whether the land is better for apartments or townhouses.


John's role is to provide price estimates, for the seller and the investor, to highlight relevant regulations pertaining to the land, and to help both parties come to an agreeable deal. At the end of the day it’s all about the numbers for a property developer, so if we can’t get their feasibility study to stack up then there will be no point in them continuing on with the project.


Shaping a deal can often take months, even years, so that’s where John's combination of patience and persistence comes in. A parcel of land may also change ownership several times before it is fully developed, hence this is where my historical knowledge of the site and willingness to help each new owner navigate the maze of information is most valuable.


Knowing that there are many market variables that can fluctuate during the lengthy course of running a property development project, he make it his business to keep clients informed when the real estate market shifts so that they know price changes throughout their project.


Today, John is frequently brought in to help with development projects right across Sydney. Clients put their trust in him, knowing he will find a win-win solution for all parties involved.
